Selling your home may be one of the most important business transactions most of us will ever make.   The selling process can be very complex and time consuming, however with the aid of my services, you can be certain that you will come away completely satisfied and stress-free.

One of my main responsibilities is to arrive at an accurate estimate of value for your home, so I ensure a detailed evaluation and analysis of every part of your home. But my work doesn’t stop there, as I will fully investigate the real estate market and compare your property with similar listings to make sure that you receive the highest amount you deserve for your home.

I will follow a step-by-step marketing program that will provide you with service that is professional and courteous. In the end, you will be sure that the price you set reflects the true value of your home under current market conditions . . . rest assured that you will be completely satisfied with your selling price once I have completed the proper research and evaluation of your home.

  1. Review Working With Real Estate Agents Brochure
  2. Prepare Listing Agreement
  3. Prepare relevant disclosures (Property Disclosure, Lead Based Paint, Stucco, etc.)
  4. Upload Property Disclosure onto internet for Buyers and Buyer Agents
  5. Prepare Addendum (Homeowner's Association, Dual Agency, etc.)
  6. Discuss "Questions & Answers on Home Inspections" brochure so Sellers are aware of Repair Negotiaion process
  7. Provide Sellers with "Offer to Purchase" form to familiarize them with document
  8. Prepare a CMA (Competitive Market Analysis) to ensure we are pricing your property favorably
  9. Install yard sign at property
  10. Install Lock box and key at property
  11. Measure Property (Agents are responsible for accuracy within 5%)
  12. Input property and description into MLS (Multiple Listing Service) system which supplies listings to all the major home search Internet sites such as Realtor.com , HomeAdvisor , Yahoo, Google, etc.
  13. Send showing instructions to appointment center
  14. Place on www.wilkinsonandassociates.com 
  15. Place on my web site: www.LindaGRealEstate.com
  16. Place enhanced listing on www.Realtor.com (additional photos, etc.) 
  17. Place on www.CarolinaHome.com
  18. Design and submit print ads (if applicable)
  19. Hold Open House (if applicable)
  20. Design and Distribute "Just Listed" postcards to neighborhood and my local contacts
  21. Memo to Attorney (loan payoff, HOA contact info, etc.)
  22. Assist in the Staging of your home - preparing it for buyers to view through their own eyes
  23. Obtain Restrictive Covenants for community
  24. Obtain Survey
  25. Obtain Deed
  26. Obtain Tax Records
  27. Determine average utility costs for inquisitive Buyers
  28. Design brochures for inside home (including survey, school info, room dimensions, etc.)
  29. Design brochures for curbside flyer box
  30. Install brochure box at curbside so Buyers and Agents can take info as they drive by
  31. Schedule agent open house or luncheon (if applicable)
  32. Present property at Sales Meeting
  33. Take digital photographs for brochures, postcards, virtual tour, etc.
  34. Create and upload Visual Tour of the property onto MLS and web sites 
  35. E-mail blast of property flyer to other 10,000+ Charlotte Agents
  36. Network with Agents to see if any have Buyers to bring
  37. Discuss Home Warranties - is Seller going to offer one up front?
  38. Schedule weekly (if not more frequent) phone or e-mail update with you - can be scheduled at your convenience. This may include properties sold in your neighborhood, new listing on the market, etc.
  39. Monitor showing activity, and then contact Seller with Buyer's feedback
  40. Monitor pricing strategy and discuss with Seller
  41. Monitor and discuss competition with Seller
  42. Preview competition
  43. Review Seller motivation and urgency to sell
  44. Present Seller with ALL offers and help Seller to obtain the best price possible.
  45. Assist with negotations on all incoming Offers to Purchase 
  46. Once under contract, secure Earnest $$ from Buyer
  47. Coordinate with Buyer Agent regarding: Loan Application, Inspections, Appraisal, Lender details, Repair Negotiations, Walk-through, etc.
  48. Review HUD-1 Settlement Statment and ensure its accuracy
  49. Arrange for Power of Attorney (if necessary in your absence)
  50. Attend closing with you (whenever possible)
  51. Retrieve "For Sale" sign and lockbox after successful closing
  52. Be available to you even after the sale if you need any assistance in your new home or anything else in the future.
  53. Take great care with any referrals you may be so kind as to send my way.
