- Review Working With Real Estate Agents Brochure
- Prepare Listing Agreement
- Prepare relevant disclosures (Property Disclosure, Lead Based Paint, Stucco, etc.)
- Upload Property Disclosure onto internet for Buyers and Buyer Agents
- Prepare Addendum (Homeowner's Association, Dual Agency, etc.)
- Discuss "Questions & Answers on Home Inspections" brochure so Sellers are aware of Repair Negotiaion process
- Provide Sellers with "Offer to Purchase" form to familiarize them with document
- Prepare a CMA (Competitive Market Analysis) to ensure we are pricing your property favorably
- Install yard sign at property
- Install Lock box and key at property
- Measure Property (Agents are responsible for accuracy within 5%)
- Input property and description into MLS (Multiple Listing Service) system which supplies listings to all the major home search Internet sites such as Realtor.com , HomeAdvisor , Yahoo, Google, etc.
- Send showing instructions to appointment center
- Place on www.wilkinsonandassociates.com

- Place enhanced listing on www.Realtor.com (additional photos, etc.)
- Place on www.CarolinaHome.com
- Design and submit print ads (if applicable)
- Hold Open House (if applicable)
- Design and Distribute "Just Listed" postcards to neighborhood and my local contacts
- Memo to Attorney (loan payoff, HOA contact info, etc.)
- Assist in the Staging of your home - preparing it for buyers to view through their own eyes
- Obtain Restrictive Covenants for community
- Obtain Survey
- Obtain Deed
- Obtain Tax Records
- Determine average utility costs for inquisitive Buyers
- Design brochures for inside home (including survey, school info, room dimensions, etc.)
- Design brochures for curbside flyer box
- Install brochure box at curbside so Buyers and Agents can take info as they drive by
- Schedule agent open house or luncheon (if applicable)
- Present property at Sales Meeting
- Take digital photographs for brochures, postcards, virtual tour, etc.
- Create and upload Visual Tour of the property onto MLS and web sites
- E-mail blast of property flyer to other 10,000+ Charlotte Agents
- Network with Agents to see if any have Buyers to bring
- Discuss Home Warranties - is Seller going to offer one up front?
- Schedule weekly (if not more frequent) phone or e-mail update with you - can be scheduled at your convenience. This may include properties sold in your neighborhood, new listing on the market, etc.
- Monitor showing activity, and then contact Seller with Buyer's feedback
- Monitor pricing strategy and discuss with Seller
- Monitor and discuss competition with Seller
- Preview competition
- Review Seller motivation and urgency to sell
- Present Seller with ALL offers and help Seller to obtain the best price possible.
- Assist with negotations on all incoming Offers to Purchase
- Once under contract, secure Earnest $$ from Buyer
- Coordinate with Buyer Agent regarding: Loan Application, Inspections, Appraisal, Lender details, Repair Negotiations, Walk-through, etc.
- Review HUD-1 Settlement Statment and ensure its accuracy
- Arrange for Power of Attorney (if necessary in your absence)
- Attend closing with you (whenever possible)
- Retrieve "For Sale" sign and lockbox after successful closing
- Be available to you even after the sale if you need any assistance in your new home or anything else in the future.
